Custom Homes: design 01 · modern family home
01 / 04

Custom Homes

We design new houses, multiplexes and small-scale housing around the lot, the light and the way you live. Every design starts with a review of zoning and bylaws, so the options we show you are ones the municipality can approve.

Typical scope

  • Site, zoning & bylaw review
  • Design options in 3D
  • Building Permit drawings
  • Construction drawings & coordination with your builder
Multi-Family & Mixed-Use: street view with retail podium
02 / 04

Multi-Family & Mixed-Use

We design low-, mid- and high-rise residential and mixed-use buildings, including mass timber and podium construction with active retail at grade. Feasibility, massing and development budgets are tested together, so the scheme works on paper before it is drawn in detail.

Typical scope

  • Feasibility & massing studies
  • Development budgets & pro formas
  • Rezoning & Development Permits
  • Construction documents, tender & contract administration
Hospitality: arrival court
03 / 04

Hospitality

We plan resorts, hotels, restaurants and amenity spaces around the guest experience: arrival, views, dining and wellness, with the service areas and building systems that keep them running.

Typical scope

  • Guest room & suite planning
  • Restaurant & amenity layouts
  • Back-of-house coordination
  • Code review & permit drawings
Tenant Improvements: retail interior
04 / 04

Tenant Improvements

We design office, retail, restaurant and clinic fit-outs and take them through permit, coordinating mechanical, electrical and sprinkler consultants and the landlord's requirements along the way.

Typical scope

  • BC Building Code & occupancy review
  • Building Permit drawings
  • Consultant, MEP & sprinkler coordination
  • Landlord coordination & occupancy
